A Lofty Solution

Whether you are looking to add a bedroom or enhance your home office, Emma McLendon discovers how a loft conversion could be the perfect solution.
As the property market goes through ups and downs, one thing that has been rising in popularity is the loft conversion. Adding both space and utility, a loft conversion project can transform what would otherwise be a less functional space.
Paul Caruana, owner of IPP Building maintenance says that the trend for loft conversions has picked up in popularity. People arent moving at the moment, so loft conversions are a great way to add value to your house and enhance living spaces, he says.
Malcolm Cook is the contracts negotiator for family run loft conversion business, Apex Lofts. A loft conversion is that its cheaper than moving and depending on the size of your roof you can gain anything from an extra room to a single floor flat, he says.
The most common type of conversion is a bedroom and bathroom, but it really depends on the space you have. We have built stunning home offices, gyms and sauna rooms for clients, explains Malcolm. A lot of what you can do depends on the house - the style, size, planning issues and your budget. The first step is to get a professional survey of the space by a conversion company like Apex, to find out any regulations or specifications that might affect your plans.
If you are considering a loft conversion project but not sure where to start, then you may gain inspiration from the company you choose. Malcolm advises customers to take advantage of companies past experience.
We welcome anyone interested in getting a conversion done to come in and look through our large portfolio of previous work, he says. This will help people get ideas about just what can be done with their space, and how much choice they really have.
Paul Sweeting of South Woodfords Trim Loft Conversions agrees. We often recommend that our clients visit a previous customer with a similar property, so they can see the completed project and ask any questions they need without us being there, he says. This way, they can get impartial feedback and design ideas.
Design for life
A loft conversion project is also the perfect time to remodel your roofing. IPPs Paul Caruana explains that during the conversion process, rafters and other elements in the roof must be strengthened, so it is the best time to get the exterior of your home checked out.
IPP offers a complete package for both roofing and loft conversion project, which makes it easier on the client to have it done by the same company, says Paul.
Make sure to check whether the company you choose will do roofing as well as the interior creation of your space, agrees Malcolm. Many companies wont touch roofs, but Apex specialise in all kinds of roofing and tiles. Costs really depend on what you are looking for, but start from around 20,000.
Whatever changes are going on in the inside, it is important to bear in mind the exterior of the property. We advise anyone to keep the outside of the property in keeping with the rest of the house, but the inside really depends on what you want from your space, says Malcolm. For instance, our staircases range from traditional softwood to ultra-contemporary steel and glass designs.
Trim Loft Conversions remind clients that there may be certain restrictions on your home, especially for those who live in listed properties or conservation areas. Dont worry if you need to think about obtaining things like planning permission, says Paul, as your contracted company will assist you in liaising with your local authority.
